Specialized Construction Services

Context for what you are paying for:

Over the past 12 years, we have seen firsthand that the stakes are very high for families, and the price is much more than the high cost of a repair renovation.

Unfortunately, homeowners who aren't exercising discernment and experienced building professionals who aren't current in their field are contributing to the heartbreaking outcomes for people who live in new homes.

Some will no doubt feel we are expensive.  However, our services are not nearly as expensive as fixing an issue in a new home that occurs because vital details are overlooked

Why we offer this service:

To be a guide for discerning homeowners who hold a vision for their new home that does not include heartbreak.

Did you know:

The actual costs of a repairs to a new home include:

  • Original cost of construction

  • The initial discovery of the issue - typically with a remedial patch

  • A comprehensive review of the issue

  • Assessment of who is responsible

  • Litigation (often occurs for large issues)

  • Consultants review

  • Contractor engagement

  • Deconstruction costs to access the issue

  • Repair costs of the actual issue

  • Remediation costs of the resultant damage

  • Reconstruction back to original condition

  • Demobilization of the construction activity in the home

  • (The timeline is typically measured in years)

Gaps in understanding are at the heart of the issues we see:

Most homeowners, homedesigners, homebuilders and Stratas are unaware of the significant issues resulting from how standard construction practices are being applied to meet building code requirements.

Here is what we see in reality:

Every new home we repair:

  • Had a licenced homebuilder

  • Multiple municipal inspections

  • An engineer

  • Home designer

  • Occupancy permit issued

  • Failed in a significant way

  • Has a disappointed homeowner

Most had

  • Multiple engineers review the plans and stamp the designs

  • Architect

  • Energy model from an NRCan Certified Energy Advisor

  • Cost well over $1M to build.

  • took longer than expected to build

  • Cost more money to construct than expected.

Here are some ways we can help:

  • Formulate a realistic project chronology for your upcoming project (new construction or renovation)

  • Create a unique project risk profile for the homeowner and the contractor

  • Address aspects of the project that will likely cause it to go slower or cost more money than expected

  • Review the drawings for critical design flaws that will cause challenges for the people constructing the home or the create issues for the durability of the structure in the long-term

  • Design considerations for eco-conscious material selection that diminish health concerns for the occupants of the home

  • Envelope and insulation strategy review in consideration of mold-prone assemblies with recommendations to address concerns and avoid issues for people and the structure

  • Guidance for repair and rehabilitation projects for new homes that are having challenges

  • Work with legal teams as required

  • Condition survey to assess and outline issues that are present in the home (can be done digitally)

  • Prepare a quote for the remediation of issues

  • Perform repair contracting services (Within Western Canada *conditions apply)
